A PropStream alternative — when you want the seller, not the search

These are not competing products so much as two different jobs. One gives you the whole county to filter; the other gives you one owner who has already written back.

What a property data platform does

PropStream belongs to the category of property data and list-building tools: you search a county by filters — equity, ownership length, tax status, absentee, and so on — and export the owners who match. Add skip tracing and you have phone numbers. It is a genuinely good tool and a large part of the industry runs on it, including plenty of people who also buy leads.

We are not going to quote its pricing or plan structure here, because that changes and a stale number on our page helps nobody. Check its own site for that.

What you are buying is capability and volume: the ability to build any list you can describe, as many times as you like.

What we do instead

We run that step ourselves and sell the outcome. We pull the county records, text the owners, and the ones who reply become leads on the board — with the conversation attached, so you can read what the seller actually said before you spend $5.

Every lead is sold once, to one buyer, and comes off the board when it is claimed. There is no tier where the same seller goes out to five people.

There is no subscription required to buy a lead and no minimum. The thing you are paying for is that somebody already made contact and got an answer.

Which one you actually want

If you have a team, a dialer and the appetite to work a list of several thousand cold owners, a data platform is the cheaper path per contact and you should use one. That is a real business model and it works.

If you are one person, or your time is worth more than your marketing budget, the arithmetic goes the other way: the expensive part of a cold list is not the list, it is the hundreds of dials that produce nothing. Buying replies skips that.

Plenty of investors do both — a platform for the systematic list work, bought leads to fill the gaps when the pipeline is thin. They are not mutually exclusive.

Questions people ask

Is this a replacement for PropStream?

Only if what you used it for was finding motivated sellers to call. It does a lot of other things — comps, mapping, list building for direct mail — that we do not do at all. If you rely on those, keep it.

Do I still need skip tracing?

No. The phone number comes with the lead, and it is a number we have already texted successfully, so it is a working one by the time you get it.

Can I filter by county and lead type the way I would in a data tool?

You can filter the board by state, county and list type, yes. What you cannot do is build an arbitrary list to any specification — the board only contains sellers who replied, so it is bounded by what has actually come back.
