The difference is not really the phone call. It is who is on the other end, and whether he or she has any idea why you are calling.

The case for cold calling

It is the cheapest source of contacts there is, and it scales with effort rather than money — which matters enormously when you are starting out with more time than capital.

It also builds a skill that nothing else does. An investor who has made two thousand cold calls handles objections in a way that somebody who only ever worked warm leads does not.

And there is no gatekeeper. Nobody can raise your price or run out of inventory.

What changes when the seller has already replied

The first ten seconds stop being a fight. You are not explaining who you are to somebody who did not want the call — you are following up on a conversation he or she chose to have.

You also know something before you dial. The thread tells you what the seller said about the property, what he or she is trying to solve, and often the timeline. That is the difference between a script and a conversation.

And the arithmetic is different. Most cold dials end in no answer, a wrong number or a fast no; every one of them costs you a minute you cannot get back.

When cold calling is still the right answer

If your budget is genuinely zero, cold calling is how you start, and there is no shame in it — a large number of successful investors did exactly that.

If you want a market nobody else is touching, cold calling gets you there. Bought leads are bounded by what someone else chose to work.

The honest framing is that responded leads buy back time. If your hours are the scarce thing, that is a good trade. If your money is, it is not.

Will the seller remember the conversation when I call?

Usually, yes — these are recent, and you can see the thread and the date before you buy. Opening by referring to what he or she said in the message is what makes the call land.

Do I still need to be good on the phone?

Yes. A lead that answered gets you a real conversation; what happens in it is still down to you. This removes the hardest part of prospecting, not the skill of talking to sellers.

How quickly should I call after buying one?

The same day if you can. Interest decays, and the seller replied because something was on his or her mind that week.
