The best rental you will buy is usually one somebody else got tired of running.

Tired landlords are your list

Absentee owner leads are disproportionately landlords, and a landlord selling is often selling a functioning rental with tenants, history and known numbers. That is a considerably better starting point than an empty house.

The reason he or she is selling is usually management fatigue rather than economics, which is exactly the problem a better-run operation solves.

What to ask that a flipper would not

Current rent and how long since it moved. Whether the tenant is on a lease or month to month. What the last two years of maintenance actually cost. Why the owner stopped wanting to do it.

That last question tells you whether you are buying a tired owner or a bad property, and they look identical from the outside.

Are the properties tenanted?

Some are — absentee leads skew that way. The conversation will often say, and it is the first thing to confirm on the call.

Can I filter for rentals specifically?

Not as a field, because we do not hold verified occupancy data and inventing it would be worse than not offering the filter. Absentee owner leads are the closest proxy.
