For new investors

If you have not spoken to a motivated seller yet, the useful thing is reps. This is a way to get them without building a marketing operation first.

What it is genuinely good for

Getting to the conversation quickly. The gap that stops most people starting is the months between deciding to invest and speaking to a seller, and that gap is almost entirely prospecting infrastructure.

The cost of finding out whether you can do this at all is five dollars, which is a materially different bet from a subscription and a learning curve.

What it will not do

It will not make the call go well. A seller who answered is a real conversation, and being unprepared for it wastes the lead — knowing your market and roughly what you can pay matters before you buy the first one.

It will not substitute for buyers if you intend to wholesale. Getting a property under contract with nobody to assign it to is a worse position than having no contract.

A reasonable way to start

Pick one county you can actually drive to. Read several conversations before buying anything. Buy a few, call them the same day, and pay attention to what you did not know how to answer — that list is your real curriculum.

Rules for wholesaling vary by state and several have tightened recently. Check your own state before you start, and do not take a web page as the answer.

How much should I spend as a beginner?

Little enough that losing it teaches you something rather than stopping you. A handful of leads worked properly is more useful than fifty worked badly.
