Where to get free motivated seller leads
There are real free sources. They are free the way firewood is free: available to anyone willing to do the work.
The genuinely free sources
County records. Tax delinquency, liens and foreclosure filings are public in essentially every county, and many publish them for download at no cost. This is the same raw material every paid list is built from.
Court records for probate and divorce, which are public in most jurisdictions and reach owners before any list vendor packages them.
Code violation and condemnation lists, held by the city rather than the county and frequently overlooked.
Driving your farm area, which costs fuel and evenings and finds properties no record contains.
What free does not include
Phone numbers. Public records give you an owner and a parcel; getting to a working mobile means skip tracing, and that is paid.
Contact. Somebody still has to reach hundreds of people to find the few who will talk, and that is where the hours go.
Free leads are therefore free data plus your labour — an entirely reasonable trade when you are starting out, and one that stops making sense the moment your time is worth more than the tracing.
Honest advice
If you have no budget, start with county records and your own phone. It works, plenty of people have built businesses that way, and you will learn the market faster than any bought list teaches you.
Switch when the arithmetic flips — when the hours you spend prospecting are worth more than the cost of buying the replies. That is a real crossover point and it comes sooner than most people expect.
