Which lists tend to produce project houses
Tax delinquent and absentee owner lists surface deferred maintenance more often than anything else, because both correlate with an owner who has disengaged from the property — a landlord with a tired rental, or an heir with a house nobody has touched in two years.
That is a tendency, not a rule. We do not know what condition a property is in and we do not claim to; what you get is what the seller said about it, which is a starting point rather than an inspection.
What the conversation gives you
The thread often contains condition detail the seller volunteered — a roof, a tenant, a system that failed. That is worth reading before you drive out, and it is why the conversation is attached to the lead rather than summarised.

Only what the seller told us, which is in the conversation you can read. We do not inspect properties and we will not give you a repair estimate — that is yours to make.
Are these houses that need work?
Some are and some are not. Distress in the tax records does not reliably predict condition, and we would rather say so than imply every lead is a project.
