What a foreclosure listing site does
Foreclosure.com sits in the distressed-property listings category: auctions, bank-owned inventory, and properties at various stages of the foreclosure process, searchable by area.
The information is genuinely useful and a lot of it is public record assembled into one searchable place, which is a real service.
What it describes is a property's legal status. Whether anyone is willing to have a conversation is a separate question the listing cannot answer.
What we do instead
We work distressed lists — including pre-foreclosure — as the raw material, then text the owners. What reaches the board is the subset who wrote back.
So the selection is not "this property is in trouble", it is "this person answered a message about selling it". In our experience the second is a much better predictor of a deal.
Every lead is sold once, to one buyer, and comes off the board when it is claimed. There is no tier where the same seller goes out to five people.
Worth knowing: pre-foreclosure records are far more useful in states where foreclosure is non-judicial and the sale follows a recorded notice within weeks. In judicial states those records sit on a court docket for a year or more and go stale.
Which one you actually want
If you buy at auction or from banks, a listings service is the right tool and we are not a substitute for it in any way.
If you want to reach owners before the property gets to that point, a listing gives you an address and leaves the contact to you.
Both is common. Watch the auction inventory, and buy replies to keep conversations happening in between.

Because we only pull it where it works. In judicial foreclosure states the records go stale on a court docket, so we would rather work tax lien and tax delinquent there than sell a list we do not believe in.
