Direct mail vs buying leads

Mail is the oldest channel in this business and it is not dead. It is just priced very differently from what people assume once you count the whole campaign.

What mail is good at

It reaches people who never answer a phone and never read a text — a real segment, especially among older owners of inherited property.

It is also low-friction for the seller: he or she calls when ready, which is why mail responses are often warmer than any outbound contact.

And it is repeatable. Mail campaigns get better with repetition, because response climbs with the number of touches.

Where the money actually goes

Per piece, mail is cheap. Per response it is not, because response rates on cold lists are a fraction of a percent and you pay for every piece that goes in the bin.

Then there is the lag. Mail campaigns take weeks to land and weeks more to produce calls, so the feedback loop on a bad list is long and expensive.

Take your last mail campaign: total spend divided by the number of sellers who actually called. That is your cost per conversation, and it is usually a long way from the cost per piece.

If mail is working at your volume, keep it — it reaches people we do not. If you have never run it, understand that a single drop rarely produces anything and budget for repetition or do not start.
