Distance is the whole signal

There is nothing wrong with an absentee owner’s finances as far as the data knows. He or she simply does not live there. That covers landlords, people who inherited a house in a town they left, owners who moved for work and rented the old place out, and second-home owners who visit twice a year.

What links them is that the property is a decision rather than a home. Nobody has to move out, no family is disrupted, and the emotional weight that stops an owner-occupant from selling is mostly absent. When the property becomes annoying enough, selling is a straightforward call.

What makes one of these owners ready

Almost always a specific event, not a slow decline: a tenant left or stopped paying, a repair came in higher than expected, a property manager quit, the insurance renewal jumped, or the last family member who cared about the house died. If you find the event, you find the motivation.

The corollary is that timing matters more here than on any other list. The same owner is a flat no in March and a motivated seller in July because the furnace failed. This is a list worth touching more than once.

Does absentee mean the property is a rental?

Often, but not always. It only means the owner’s mailing address differs from the property address. That set includes landlords, but also inherited houses sitting empty, second homes and owners who moved and never sold.

Are absentee owners actually motivated? Nothing is wrong with the property.

That is a fair objection, and it is why the list is worked differently. There is no distress event to lean on, so the motivation is convenience and timing — a bad tenant, a repair bill, a manager who quit. The trade-off is that these owners are far easier to talk to than someone facing a deadline.

Is an out-of-state owner better than a local absentee owner?

Usually, yes. Distance compounds every problem — an owner three states away cannot look at the roof himself or herself, cannot meet a contractor, and is paying somebody for every task. Local absentee owners have the same reasons to sell but feel them less.
