How to respond when a seller texts back
Most of the damage in outbound happens in the two messages after the seller answers.
Answer like a person
The reply arrived because the message sounded like it came from somebody real. Following it with a formatted block of qualifying questions undoes that instantly.
Short sentences, lower case is fine, one question at a time. You are trying to start a conversation, not complete a form.
Ask about the property before the price
Price asked first sounds like a purchase; the property asked about first sounds like interest. "Is it currently rented, or sitting empty?" tells you more and costs you nothing.
Never ask a question the thread has already answered. Repeating something the seller has told you is the fastest way to reveal that nobody is really reading.
Move to the phone early
Text is for establishing that a conversation is worth having. Everything that decides a deal — motivation, condition, timeline, flexibility — happens on a call.
Ask for a specific time rather than "when works for you". A named slot gets answered; an open question stalls.

Within minutes if you can. Interest decays sharply, and a reply that arrives the next day competes with whatever else happened in between.
What if the seller only says "how much"?
Say honestly that it depends on the condition and give one reason why, then ask one question about the property. Naming a number before you know anything either loses the deal or commits you to something you regret.
