The four lists we work

Each one finds a different kind of seller, and they are not interchangeable. What follows is what each list actually is, and what it is like to call someone on it.

Tax lien leads

A lien has been recorded against the property for unpaid taxes. That is a matter of public record, it accrues interest, and it does not go away on its own — which is why owners on this list tend to pick up the phone.

Tax delinquent leads

Behind on property taxes, but earlier in the process than a recorded lien. Less pressure on the owner, more room to work, and a much bigger pool.

Absentee owner leads

The owner’s mailing address is not the property address. No distress signal at all — just distance, which turns out to predict a great deal.

Pre-foreclosure leads

The lender has begun. Highest urgency of anything we hold, smallest volume, and genuinely worth working in only some states — which we will say plainly rather than sell you a list that has gone stale.
