How to work a lead you just bought
Every lead comes with a real text conversation where the seller said he or she would consider selling. Your job is to pick up that conversation, not to start a new one.
The one mistake that kills most leads
Beginners call a purchased lead like a cold call: “Hi, I buy houses, are you interested in selling?” The seller has no idea who you are, hears a stranger pitching, and hangs up or ignores you.
But this seller already answered a text and said something about selling. That conversation is on your dashboard. Bring it up in your first sentence — who the seller was texting with, and what he or she said. Put the seller's own words back in front of him or her, and you are a follow-up, not a stranger.
Step 1 — Read the thread, then call right away
Before you dial, read the whole conversation. Note three things: the name the seller was texting with, the property, and the line where the seller showed interest (a price, a repair, a move, a timeline). Then call. Speed matters — the sooner you call after the conversation, the warmer it is.
Step 2 — No answer? Leave a voicemail that quotes the thread
Most first calls go to voicemail. Don't hang up. Leave a short, specific message that references the texts, so the seller knows exactly why you're calling.
Step 3 — Text the same message right after
Right after the voicemail, send a text that says the same thing. Many sellers read a text before they listen to a voicemail. Keep it short and plain — no emojis or fancy punctuation, which can split one text into several.

Quick checklist
- Read the full conversation before you dial.
- Name who the seller was texting with, and the property, in your first sentence.
- Quote the seller's own words — the reason he or she wants to sell.
- No answer: voicemail, then a text saying the same thing.
- Ask to get the seller an offer, and give a clear callback number.
- Never open like a cold call. Never pretend to be the person who sent the texts.
